Taipei Water Department is preparing to launch the tender announcement for the “Gongguan Distribution Reservoir and Integrated Multi-Use Building Complex,” releasing large areas of prime city-owned property for lease, including retail space (with staff dining facilities), parking, and office floors. The project will offer approximately 24,650 square meters of office space, with each floor providing about 1,750 square meters. The 10th floor features a soaring nine-meter ceiling, suitable for a wide range of uses. In addition, the complex includes 9,570 square meters of retail space, 485 car parking spaces, and 511 motorcycle parking spaces, making it an attractive location for department store and F&B operators.

Located at the intersection of No. 1 Siyuan Street and Section 3, Tingzhou Road, Zhongzheng District, Taipei, the Gongguan Complex sits adjacent to MRT Gongguan Station, offering convenient transportation and expansive views over the Xindian River and Mt. Xiao Guanyin. Scheduled for completion by the end of 2025 and opening in 2026, the 10-story development is expected to bring in around 2,500 office employees daily, positioning the project as a new hub for commercial offices and retail in Taipei.

The building has been designed to meet candidate Gold-level Green Building and candidate Silver-level Intelligent Building standards, and will feature solar panels and EV charging stations, reflecting Taipei Water Department’s commitment to energy conservation, carbon reduction, and ESG principles. Beyond its commercial and retail offerings, the project also includes a 348-seat international conference hall, two hectares of landscaped green space, a non-profit kindergarten, and the Taipei Good Water Story House, creating a multifunctional environment that integrates work, leisure, and education—while fostering a friendly workplace and vibrant platform for cross-industry collaboration.

Taipei Water Department announced that investor briefings will be held in September 2025 to provide further details of the tender. The Department has commissioned CBRE Taiwan to host two public sessions on September 15 (Monday) at 10:00 a.m. and September 22 (Monday) at 10:00 a.m. at Taipei Water Park (No. 1 Siyuan Street, Zhongzheng District, Taipei).
